Activate Capital was founded in 2015 to address the shortage of debt capital available for property development in Ireland.

Passionate about our business

With cornerstone investment from the Ireland Strategic Investment Fund ("ISIF") and KKR, we have to-date advanced loans of €1.9 Billion across 75 sites with capacity to deliver over 18,250 homes.

Since inception, our business has evolved to funding all forms of development, including phased Housing, PBSA, PRS, Mixed-use and Office schemes. We have achieved this in partnership with an expanded institutional investor base.

  • November

    Launch of Activate Capital attended by Michael Noonan, Minister of Finance and Johannes Huth, Head of KKR Europe

2016

  • March

    First transaction closes; site and working capital funding for developments in Kildare and Dublin with potential for 400 units.

  • June

    Signed a lease for Activate's first office at 98 St. Stephen’s Green, Dublin

2017

  • July

    Executed a €50m financing for a listed homebuilder for a prime site in Dublin City Centre zoned for high density.

  • July

    Closed a €75m transaction with an institutional counterparty to fund the acquisition and development of three large scale in-production sites in Dublin.

2018

    Activate's first €100m+ financing towards the delivery of 280 apartments and 355,000 Sq ft of office on a Dublin City regeneration site

    Step up of Activate commitments with ISIF

    Building our presence across regional locations with deals in Cork and Galway with leading developers

    Financing the first signed Enhanced Lease with Bartra, Stoneybatter

    First Student Accommodation (PBSA) financing deal agreed alongside Roundhill Capital

2020

  • October

    First commercial-focused lending vehicle established which provided financing of €90m alongside PIMCO to finance the development of 180,000 sq ft of commercial office space by Marlet Property Group in Dublin City Centre

  • December

    A €100m loan facility across two large developments in Dublin to support residential and related developments at Adamstown and Portmarnock, where Quintain Ireland had aggregate capacity for 4,300 new houses and apartments.

2021

  • July

    Completion of a flagship scale residential project for Government affordable housing delivery, on public lands and in partnership with private sector

  • September

    Sign new office lease at 62 Fitzwilliam Square

2022

  • November

    Development finance for Purpose Built Student Accommodation in North Dublin delivered by Elkstone and Harrison Street

  • December

    Provided site and working capital facilities towards lands in Drogheda, Co. Louth with potential for 1,000 housing units alongside Castlethorn and Pearl Residential Equity fund

2023

  • March

    €385m funding partnership with AIG to support Marlet Property Group in delivering over 1,000 apartment units across Dublin City

  • April

    Development financing for 241 apartments in Blackrock, Dublin with Lioncor
